Scope and identities
La Souq is a working product name for this private preview. The owner reports real estate licensure in Nevada, Arizona and Utah, and lending licensure in Arizona, Nevada, Florida and California. Business names and license identifiers have been supplied and researched as detailed below. Current authorizations, sponsorship and approved advertising disclosures remain subject to verification. No Utah mortgage origination is offered.

The NRED registry was inaccessible during this research; current legal entity and individual status remain unverified.

An older linked individual snapshot has an earlier expiration and is not used as proof of current expiry.

Brokerage legal identity, affiliation and final advertising name need regulator and broker confirmation. Utah public lookup required human verification during this research.

Costs and financing
Calculations are user-controlled educational scenarios, not a preapproval, rate quote, APR disclosure or commitment to lend. Default interest and cost inputs are assumptions, not available advertised credit terms. Closing costs, maintenance, utilities and moving expenses are additional. A mortgage approval may depend on state, product, property, appraisal, insurance, income and other conditions. You may use any lender; no loan application is required to explore.
The payment terms you enter (down payment, rate, term, insurance and mortgage insurance assumptions) are kept on your device and, when you apply them, are sent with your searches so each home can show an estimated monthly payment at its own price, using the property taxes and HOA dues the listing reports where it reports them; where a listing reports no HOA fee, none is added unless you set a stand-in yourself. These figures are estimates for planning only, from the figures you entered: not a loan offer, a pre-qualification, a commitment to lend or an advertisement of credit terms. A listing's reported tax is the current owner's bill and may change after a sale. Confirm all figures with a licensed lender.
Data definitions
Census migration figures are 2024 ACS 1-year estimates of people aged one and older, with published 90% margins of error. They are not live activity or proof of why people move. Home values are 2020–2024 ACS statewide owner-occupied medians, not current city listing prices. FHFA figures are quarterly seasonally adjusted purchase-only index changes, not dollar values. Refresh time and observation period are different.
Distance and travel time
Distances are great-circle approximations between city-center coordinates. Time mode divides that distance by your assumed average speed. It is not route-based drive time and can materially understate real travel. A routing provider is required for actual road-time comparisons.
Accounts and saved plans
The private hosted preview uses the hosting platform’s authenticated identity. We receive a site-specific user ID and email. Saving a plan stores your selected city, budget and cost assumptions in the site database, associated with your user ID. You can delete saved plans from Your move plan. No marketing enrollment occurs by saving or signing in.
Search decision records
When you run the live evidence-aware home search, La Souq privately stores the admitted search wording (after protected or demographic criteria are removed), normalized criteria, the listing snapshot identity and each per-listing decision record with receipt identifiers. These private records support audit, replay and quality review of the search decision. They are retained for up to 30 days and are not sold, shared with listing providers or used for advertising. They may include the words you typed, so do not enter another person's personal information in a search.
Approval information
ARIVE is not connected. No loan applications, Social Security numbers, credit reports, bank statements or borrower documents are collected here. The disabled-by-default approval adapter can accept only minimal signed metadata from a configured trusted issuer. Self-entered scenarios are never verified approvals. Public production use requires authorized integration, controls, retention and customer notices.
External services
The home page does not embed any third-party site. Listing searches are answered by La Souq's own server from a licensed listing source: the Las Vegas REALTORS MLS feed delivered through Trestle (Cotality); each result states its source and carries the IDX attribution the MLS requires. No other listing aggregator is consulted. Listing photographs load in the browser from the listing source's media hosts, which receive normal web-request information. Home value estimates on the Sell tab are produced by HouseCanary from the address entered; they are model estimates, not appraisals. Only the typed search text or address is sent to these providers, never account details or approval constraints. The preview loads fonts from Google Fonts and an illustrative photograph from Unsplash; those hosts receive normal web-request information. Hosting provides infrastructure logs. No advertising pixels, marketing automation or social-account integrations are installed.
Maps, places and directions
The results map, satellite view, place names, review scores, drive times and the directions shown inside a listing are provided by Google Maps Platform under its terms; the words you type about a place (for example a store or school name) and the addresses of homes on screen are sent to Google to draw the map, find the place or the route, and suggest places as you type. When you press “Show the route” with the box left blank, your browser is asked once for your device location so the route can start from where you are; that location goes to Google to draw the route and is not stored by La Souq.
What comes back from Google is used for the search in front of you and then let go: place names, review scores, distances and drive times are kept in memory for at most twenty minutes so one search can widen and page without asking again, and nothing from Google is stored in a database, shown beside any other map, sent to train any model, or kept beyond the 30 days Google allows for coordinates. Where a place name, distance or review score appears without the map on screen, it is marked as from Google Maps.
Your location
To start you in the right market, the hosting platform's approximate, city-level estimate of your connection's location is used to choose a listing region; La Souq receives only the region and starting market, never your coordinates or network address, and stores nothing. A precise location is used only if you press “Use my location”, is worked out in your browser, and only the resulting region and market are remembered on your device. A market you choose yourself always takes precedence.
Fair housing and accessibility
Exploration follows explicit geographic and financial criteria. The site does not filter or recommend places using protected characteristics. Equal housing opportunity applies. This preview is designed for keyboard use and responsive layouts, but has not received an independent accessibility audit.
Public launch
Public use requires verified business identities and disclosure strings, applicable broker/lender review, privacy and security policies matched to the actual entities, consumer account design, integration authorization and security validation.
