How much income you need to buy a home in Las Vegas
A common starting point for lenders is that the monthly housing payment (the loan, property tax, insurance and any HOA) stays within about 28% of your gross monthly income. Here is what that means for the typical home listed in each city.
| City | Median asking price | Estimated payment | Income for 28% |
|---|---|---|---|
| Las Vegas, NV | $475,000 | $3,058/mo | $131,000/yr |
| Henderson, NV | $539,990 | $3,454/mo | $148,000/yr |
| North Las Vegas, NV | $417,750 | $2,736/mo | $117,000/yr |
| Boulder City, NV | $464,450 | $3,127/mo | $134,000/yr |
Payments are estimates for the typical home listed: 20% down, a 30-year fixed conventional loan at 7.24% (Freddie Mac's weekly average, week of 2026-10-29), each home's own tax and HOA where the listing gives them, and $150 a month for insurance. Lenders also look at your other debts, credit and savings; FHA and VA loans have their own rules. Not a loan offer.
